Search by the RERA registration number, which is the most accurate method, and confirm the status shows active. Step 3: Verify N.A. status and the Final Plot number
Agricultural land cannot legally be built on until it is converted to Non-Agricultural under Section 65 of the Gujarat Land Revenue Code. Land inside an approved TP scheme with a Final Plot number is treated as deemed N.A. So demand one of two things: the N.A. order itself, or proof of the sanctioned TP scheme plus the Final Plot number. Step 4: Collect and check the title documents
This is the heart of due diligence. Obtain and read the sale deed history, the mother deed (the parent document that traces ownership back), a 30-year Encumbrance Certificate to confirm the land is free of loans and disputes, the 7/12 (satbara) extract showing current ownership and any charges, and up-to-date tax receipts. Cross-check that the seller named on the documents is the person you are dealing with, and that the plot area on the record matches what is being sold. Step 5: Execute the sale deed
Once the title is clean, the sale deed is drafted and executed. It records the parties, the exact plot (survey or Final Plot number and area), the consideration, and the terms.
