The Activation Area is Dholera's first, plug-and-play demonstration zone, covering about 22.5 sq km, with NICDC citing 22.54 sq km. It sits inside Town Planning Scheme 2 and represents roughly 4.25 percent of the region's developable land. It is where the city's trunk infrastructure was concentrated first to prove the smart-city model.
Reported build-out here includes underground utilities, piped natural gas, potable water with smart meters, a recycled-water network, stormwater draining into a man-made canal, a water treatment plant, the internal road network, and the command centre in the ABCD building. This is the part of Dholera where the most on-ground development has actually happened.
For a buyer, proximity to the Activation Area is one of the consistently cited genuine price drivers, because it is where real infrastructure exists rather than open land.
