If the intended use of a specific parcel matters to you, that has to be confirmed against the actual sanctioned plan for that plot, not inferred from a zone nickname.
How TP1 relates to TP2 and the anchors
The clearest way to place TP1 is by contrast with its Phase-I partner. TP2 holds the Activation Area, the plug-and-play demonstration zone of about 22.5 sq km, plus the ABCD administrative building and the Tata semiconductor fab under construction. TP1 holds none of those specific anchors. What TP1 shares with TP2 is the Phase-I status and the early trunk-infrastructure rollout. In practice this means TP1 rides on the same connectivity and utility push, while the single most-watched projects sit next door.
That distinction has a direct bearing on value. The genuine, source-consistent price drivers in Dholera include proximity to the Activation Area and being inside a notified, developed TP scheme. A TP1 plot may satisfy the second driver while being further from the first than a comparable TP2 plot.
