Dholera connectivity: expressway, airport, rail and metro explained
Dholera sits about 100 km southwest of Ahmedabad, and its whole investment case rests on closing that distance. The connectivity stack has four legs: the 109 km Ahmedabad-Dholera Expressway, reported inaugurated in March 2026; the international airport, reported around 80 percent complete with a late-2026 opening target; the semi-high-speed rail, approved in May 2026 at Rs 20,667 crore and targeted for 2030-31; and a metro or MRTS that is planned but not sanctioned. Two legs are largely real today, two are targets. We label each so you can see which distances are drivable now and which are still on paper.
Dholera's biggest problem has always been the same: it is about 100 km from Ahmedabad, on flat coastal land with little reason to visit unless you work there. Every connectivity project is an attempt to solve that one problem. If the roads, the airport and the rail all land, the distance shrinks and the city has a shot. If they slip, Dholera stays a place you drive to on purpose.
This page lays out the full stack, leg by leg, with distances and a status label on each. Two of the four are largely real today. Two are targets. Keeping that split clear is the whole point, because sellers tend to describe all four as if they were finished.
The expressway: the leg that is largely real
The Ahmedabad-Dholera Expressway is a 109 km greenfield, access-controlled highway, four lanes and expandable to eight, with a design speed of 120 km/h, built by NHAI under Bharatmala. It was reported inaugurated on 31 March 2026. We tag it reported rather than confirmed because sources differ on whether the full length is open or only sections, and you should verify the ground reality before assuming an end-to-end run.
The stated aim is to cut the Ahmedabad-to-Dholera trip from around two to two and a quarter hours down to roughly 40 minutes. That is a target tied to full operation, not a measured average. Tolling is FASTag-based on a tolled section of about 30.7 km between Nari junction and Adhelai; the specific per-km rate is not reliably sourced, so we do not quote a rupee toll. Full detail sits on our expressway page.
The airport: the biggest swing factor
Dholera International Airport sits near Navagam village, about 20 km from the SIR core and roughly 80 km southwest of Ahmedabad. Phase 1 is a single 3,200 m runway rated Code 4E, capable of wide-body aircraft, built and operated through a central-and-state SPV with the Airports Authority of India as anchor. As of July 2026 it is reported around 80 percent complete, with the runway and tower reported done and the terminal roughly three-quarters finished.
Operations are targeted for September to October 2026. Treat that strictly as a target: the Dholera airport opening has been a slipping date since around 2010. An operating airport is the single most likely event to re-rate the region, which is precisely why you should never pay a premium for a date that has moved before. The airport page tracks the status in detail.
Rail and metro: approved, planned, and not yet running
The Ahmedabad (Sarkhej) to Dholera semi-high-speed rail is the most concrete of the future legs. It was approved by the CCEA on 13 May 2026 at a cost of Rs 20,667 crore, a roughly 134 km double line described as India's first semi-high-speed rail using indigenous technology, with a target of 2030-31. Those figures come from the official PIB release and are confirmed. Press-reported details such as speeds up to 220 km/h and a Sabarmati-to-Dholera time of about 48 minutes are not in the PIB text, so we label them reported.
A metro or MRTS line between Sabarmati and Dholera is a separate, weaker proposition: it is planned or in-principle only, with construction reportedly targeted around 2028, and it is not sanctioned. A Bhimnath-Dholera freight line has been proposed under the DMIC since around 2013 and remains long-pending with no current timeline. Do not count either as committed. The rail page keeps these separate from the approved line.
| Leg | Key figure | Status | Confidence |
|---|---|---|---|
| Expressway | 109 km, ~40 min target | Reported open Mar 2026 | Reported |
| Airport | 3,200 m runway, ~20 km away | ~80%, target late 2026 | Reported / Target |
| Semi-high-speed rail | ~134 km, Rs 20,667 cr | Approved, target 2030-31 | Confirmed / Target |
| Metro / MRTS | Sabarmati-Dholera | Planned, not sanctioned | Reported |
| Freight line | Bhimnath-Dholera | Proposed since ~2013 | Reported (old) |
Why the whole stack matters together
No single leg carries the region. The airport needs the expressway as its ground partner, the rail extends reach for daily commuters and workers, and all of them only pay off if the industrial plan, led by the Tata semiconductor fab, actually fills the city with jobs. Connectivity without demand is an empty road. Demand without connectivity is a stranded factory. The case for Dholera is that both arrive together, and the risk is that they do not.
For a buyer, proximity to the connectivity spine, the expressway corridor, the airport corridor, the central spine road and rail, is one of the genuinely repeatable price drivers. How much that proximity is worth today, against legs that are still targets, is the harder question we take up on the investment page. You can also see how the pieces sit together on the interactive map.
