RERA and GUJRERA
The Real Estate (Regulation and Development) Act and its Gujarat authority, which registers and regulates real estate projects.
RERA is the Real Estate (Regulation and Development) Act, 2016, and GUJRERA is the Gujarat Real Estate Regulatory Authority that administers it in the state, at gujrera.gujarat.gov.in. Together they require most real estate projects to be registered and regulated before they can be advertised or sold, giving buyers a public record to check.
In Gujarat, projects larger than 500 sq m or with more than 8 units must register with GUJRERA before advertising or taking bookings. You can verify a project by its RERA number, which is the most accurate route, or by project, promoter or district, and the portal shows a status of Active, Completed or Lapsed.
For a Dholera buyer this is the single most important scam check. A common false claim is that a plot is inside the SIR so RERA is not needed. That is a red flag. The SIR framework does not switch off RERA, so always confirm the actual RERA number on the GUJRERA portal before paying anything.
