A guntha is a land unit used in Gujarat and Maharashtra for measuring smaller parcels. Unlike the bigha, the guntha is standardised, which makes it far more reliable in a transaction. One guntha equals 1,089 sq ft, and 40 guntha make one acre.
Because an acre is 43,560 sq ft, the guntha is a convenient way to express fractions of an acre without ambiguity. It slots neatly into the other fixed units you will meet in Dholera, where 1 acre equals 4,840 sq yards or 43,560 sq ft, and 1 square yard, or gaj, equals 9 sq ft.
For a buyer, the guntha is useful precisely because it does not change from place to place, so it is safer to reason with than the bigha. Even so, for any binding deal the figure that governs is the survey or Final Plot area in square metres from the official record, which you should always match against the unit quoted to you.
