Is Dholera land a scam?
Dholera itself is not a scam. It is a real, government-backed project with physical anchors like the Tata semiconductor fab and an operational solar plant. But specific land deals can absolutely be scams: agricultural land sold as being inside the SIR, non-RERA projects, plots far from any infrastructure and unclear title. The fraud is at the deal level, not the region level, and diligence is how you separate the two.
The honest answer has two halves. Dholera the project is not a scam: there is a Rs 91,000 crore semiconductor fab under construction, roughly 300 MW of solar operational, an expressway reported open and an airport nearly built. But Dholera the marketplace contains scams, because a real, hyped project attracts sellers who exploit the hype. Confusing the two is what gets people cheated, in both directions.
Why people call it a scam
The scam label sticks for real reasons. Aggressive brokers promise guaranteed appreciation, which no government source supports. Agricultural land gets marketed as being inside the smart city without any Non-Agricultural conversion. Plots far outside the built Activation Area, with no infrastructure for years, get sold at premium prices. And unregistered projects hide behind the false claim that being inside the SIR exempts them from RERA. Each of these is a documented pattern, not a rumour.
How to tell genuine from fraudulent
A genuine plot survives specific, boring checks. It sits inside a sanctioned TP scheme with a clear Final Plot number. It has N.A. status or deemed-N.A. proof. If it is a qualifying project, it carries an active RERA number you can verify on GUJRERA. Its seller hands over originals: sale deed, mother deed, a 30-year encumbrance certificate, the 7/12 extract and tax receipts. And the seller welcomes a site visit. A fraudulent deal resists at least one of these, usually the documents.

The mindset that protects you
Treat urgency, guarantees and secrecy as the three warning lights. A real seller of a clean plot has no reason to rush you, cannot honestly guarantee returns, and has nothing to hide in the paperwork. If you feel pushed to pay before you have verified title, N.A. status and RERA independently, that pressure is itself the red flag. Slow down, verify, and walk away from anything that fails a check.
