There is no single certificate that stamps a Dholera plot as genuine, which is exactly why sellers can be vague. What you can do is run a short set of independent checks, each of which a legitimate plot passes easily and a weak one fails. Do all five before any token or booking amount changes hands, because money paid is far harder to recover than a deal walked away from.

1. Verify the RERA number

In Gujarat, a real estate project over 500 sq m or with more than 8 units must register with GUJRERA before it advertises or takes bookings. Ask for the RERA registration number and check it yourself on the GUJRERA portal, where the status shows as Active, Completed or Lapsed. 2. Confirm the TP scheme and Final Plot number

Genuine developed land in Dholera sits inside a sanctioned Town Planning scheme and carries a Final Plot number, the unique identity the planning process assigns to your parcel. A plot without a Final Plot number is not yet a formally reconstituted plot, whatever the brochure calls it. 3. Check the land status: N.A. or title-clear

Agricultural land cannot legally carry construction until it is converted Non-Agricultural under the Gujarat Land Revenue Code, or unless it sits inside an approved TP scheme with a Final Plot number, which is treated as deemed N.A. The location trick. Being inside the 920 sq km SIR boundary is not the same as being near the built Activation Area. A common trap is a plot sold at Activation-Area prices that actually sits far outside it with no infrastructure. 4. Read the original documents

Ask to see the sale deed, the mother deed, a 30-year Encumbrance Certificate, the 7/12 extract and tax receipts, and read the originals rather than photocopies. A clean title tells a consistent story across all of them, and a mismatch between the papers is itself a warning sign worth pausing on.

5. Watch the seller's behaviour

The documented red flags are behavioural as much as legal: refusal to share original papers, discouraging a site visit, agricultural land marketed as being in the SIR without N.A., and pressure to book today for a price that expires tomorrow.
