How much does a plot in Dholera cost?

The short answer

There is no government-verified price for a Dholera plot, so we do not publish a rupee-per-unit figure. The prices you see on broker sites are indicative and unaudited, and they vary enormously by location, scheme status and title. What we can give you honestly are the drivers that move price and the tools to sanity-check any number a seller quotes.

We will not quote you a rupee figure, and you should be wary of anyone who does so with confidence. No per-square-yard or per-square-foot price for Dholera land is government-verified. The numbers on broker and portal sites are marketing inputs, not audited market data, and the same week you will find the same type of plot quoted at wildly different rates depending on who is selling.

Why no honest fixed price exists

Dholera land is sold in several units, sq ft, sq yard, bigha and acre, and the Gujarat bigha is non-standard, so even the unit can distort a headline price. Developed plots are usually quoted per sq yard or sq ft, and raw or agricultural land per bigha or acre. Because there is no central price register for Dholera plots, every quoted rate traces back to a seller with an incentive, which is exactly why we label all price talk indicative and reported.

Treat broker appreciation claims with suspicion. Lines like 250 to 400 percent growth since 2018, or a jump from Rs 2,500 to Rs 22,000 per sq yard, are promotional portal claims, not audited figures. They may be cited only with a reported by brokers, unverified label, never as fact.

What actually moves the price

The drivers are consistent across sources even when the amounts are not. Price rises with proximity to the Activation Area, whether the plot sits inside a notified and developed TP scheme, whether it has a clear Final Plot number, whether title and N.A. status are confirmed, and nearness to the airport, expressway, Central Spine Road and rail corridor. A title-clear plot inside the built Activation Area is a fundamentally different asset from raw land a decade away from infrastructure, and the price gap between them is the whole game.

The costs that are actually fixed

While the plot price is uncertain, the transaction costs are not. In Gujarat as of 2026, expect roughly 4.9 percent stamp duty (3.5 percent basic plus 1.4 percent surcharge) plus 1 percent registration, about 5.9 percent total for a residential plot, with agricultural at 3 percent and commercial at 5 percent for stamp duty. A sole female buyer gets the registration-fee waiver consistently, and a reported stamp-duty concession you should verify at the Sub-Registrar. Budget these on top of whatever the plot costs.

How to sanity-check a quote: normalise it to a single unit with the price normalizer, compare it against the drivers above, and add the fixed transaction costs with the total cost calculator. For the full picture, read the plot price guide, so you can test any seller's number instead of trusting it.

Frequently asked questions

What is the price per square yard in Dholera?
There is no government-verified per-square-yard price. Any figure you see is an indicative broker quote, not audited market data. Use it only as a rough signal and normalise it against the price drivers and transaction costs.
Why won't you just give me a number?
Because no honest, verifiable number exists. Publishing a rupee rate would mean repeating a broker's marketing figure as fact, which is exactly what gets first-time buyers hurt. We give you the drivers and the tools to test any quote instead.
Are the appreciation figures brokers quote real?
They are promotional and unaudited. Claims like 250 to 400 percent since 2018 are portal marketing, not verified data, and should be treated as unverified until you can independently confirm them.
What extra costs come on top of the plot price?
In Gujarat, roughly 5.9 percent for a residential plot (about 4.9 percent stamp duty plus 1 percent registration), with different rates for agricultural and commercial land. Budget these on top of the plot cost.
